Protect Yourself – Part 2 on Searching For Houses Online

When searching for houses on the internet, especially Craigslist, if the Realtor’s contact info is not on the ad, IT COULD BE A SCAM!

This is the second time this week a client contacted me about an ad they saw on Craigslist for a house, way too good to be true rate, and no contact info.

The advertising rules of Section 61J2-10.025(3)(a), Florida Administrative Code, require that Internet ads display the brokerage company’s licensed name above, below or adjacent to the brokerage or individual licensee’s point of contact information. The Code further defines point of contact information as mailing and/or physical addresses, email addresses, and telephone or fax numbers.

When searching online, only inquire with the Realtor who’s information is on the ad.

SCAM ALERT! Know Who You Are Working With!

Why You Need to Work With A Licensed Realtor, Even If You Are Renting!!!

My client just forwarded this to me. She is looking for a rental in Windermere. She saw an ad for this house and it seemed too good to be true (see image).

She asked me to check and instead of the $1975/mo as advertised on Craigslist, the rent is actually $2,799.

She was curious so here is her reply and the response she got from her inquiry:

It is very funny, i send an email just to check, i think is a scam… because this is the answer i got:

Hi XXX,

Thank you for your interest in the property listed for rent. You were the second to e-mail from the ad. The first prospective renter no longer had to move because of his home situation. So we give the opportunity to you. We just completed all new renovations and are now prepared to lease with flexible terms. We will work together with you on move in date, lease length and security deposit.

I understand that you desire the exact address of the property but we do want not to disclose the address before you are qualified. We have had a string of break ins, squatters and thefts at our other properties. We want to avoid that with this property because of the renovations that have cost lots of money. You are going to be the first to move in with the renovations.

All utilities are priced into the lease along with garage parking spaces. The appliances in the kitchen as well as laundry room were just installed. You have the option to pick your paint color and flooring before your arrival

If you would like to set up an appointment, go to the link below and request a copy of your credit report. We use this site since it’s it gives you 3 scores. All you need to do is fill out the form and you get your report We aren’t interested in specifics of your report, it’s more of a formality to ensure you have rental history. You can get your report by CLICKING HERE (NEVER CLICK ON A LINK LIKE THIS UNLESS YOU KNOW WHO IT IS COMING FROM!!!)

Do not send me the report over mail, bring it to the tour. We’ll waive your security deposit if your score is above 540+.

As Your Closing Date Approaches Tips!

Is your closing date on your new home approaching? Here are some vital tips!

1. Do not have your credit pulled again until your loan has closed.
2. Do not close any existing accounts.
3. Do not open any new accounts (even to purchase furniture interest free)
4. Do not increase or decrease any credit limits.
5. Do not charge any atypical or excessive amounts on your credit cards. (10% tolerance)
6. Do not pay off any accounts.
7. Do not charge any atypical or excessive amounts on your credit cards. (10% tolerance).
8. Do not move money around from one bank account to another.
9. Do not deposit any money into or out of your bank account(s) that is not directly related to your regular pay
10. Do not deposit cash into your bank account. Any money going into or out of your bank account will have to be evidenced for the previous 3 months and through closing.
11. If you are getting a gift, please check with us before any money is transferred. There is a specific process that must be followed to the letter.

Don’t throw away thousands of dollars with this mistake!

Second transaction this year that cancelled right before close due to the loan not being able to finalized. Both times I represented the buyer and both times they had their pre-approval (not pre-qualification) from the lender before we made our offer. It doesn’t happen all the time but in a competitive market, you want to have as much leverage as you can when negotiating a purchase. Best tactic is to have an underwritten loan approval where all contingencies for the borrowers have been processed and then it is just a matter of appraisal and conditions on the house. Next best is to work with a mortgage professional you or your agent has an established relationship with. In the first case, the earnest money was forfeited by the buyer. The second case…well, it will be an uphill battle. Don’t throw away thousands of dollars! Come to the offer table locked and loaded and your success percentage drastically in your favor.
